Local plan B8 – Industrial area
The local plan area covers 360,000 m2 (36 ha), of which, 100,000 m2 (10 ha) is to be established based on landfill along the coastline. The area is situated between Kangerluarsunnguaq in the north and the former heliport in the south.
The town marina is west of the local plan area, while the area to the east is bounded by a large area of natural beauty with key recreational qualities close to the town in the form of river, waterfall, hiking trails, sled and snowmobile tracks.
The area is bounded to the southwest by housing at Aqqartarfik, Hjemmestyrekollegiet [“The Home Rule College”] and the industrial area along Ittukasiup Aqq.
Roads
The main access route to the planned area is – as of May 2007 – the dirt road in continuation of Aqqusinersuaq. This local plan considerably improves the access conditions with the option of laying a new 1700 m long main road.
The area will be directly linked to the harbour at Muunup Aqq and the new main road will be laid along Kangerluarsunnguaq and further eastward. This road is planned as an approach road to Sisimiut from Kangerlussuaq, in order to avoid heavy traffic through Aqqusinersuaq.
Possible applications
The local plan establishes the area’s use for industrial purposes with workshop, warehouse, garage, production plant, storage space, contracting site and technical facility. Wholesale and retail trade businesses can be established in the area with especially bulky products, as well as amusements which may be inappropriate in residential areas, such as nightclubs.
Also in the area businesses of a particularly polluting nature may be established, such as car, boat and snowmobile garages, boat and engine factories, printers, smokehouses and abattoirs etc. - the so-called “Chapter 5 businesses” – providing permission is obtained in accordance with the applicable legislation, and the businesses do not constitute a significant nuisance for the residents of the nearby housing areas.
Effect
The local plan is expected to be announced at the end of 2007 and work on the new main road will begin in 2008.
